In order to maintain sustained,stable and healthy development of the national economy,the country's real estate industry which has contributed to the GDP has been regulated for many years,and the risk of real estate enterprises in the project development is constantly accumulating.In order to optimize the allocation of resources,diversification of investment risks,cooperative development projects have become the real choice of real estate enterprises.However,the real estate development projects in the implementation process is still faced with many and complex factors,and the current academic research on its risk management is less.Based on the real estate development cooperation projects as the background,using the arrival order method,find out the key risks facing the real estate development project,and puts forward the risk control measures according to the actual real estate enterprises.Based on the literature of risk management of domestic and foreign project risk management and real estate development cooperation project search,sorting on the basis of the definition,and the main features of the risk of real estate development projects are described,analyzed the five stages of the project risk management planning,risk identification,risk evaluation,risk response and risk project the risk supervision and control of project risk management.The real estate development project is divided into investment decision stage,project stage project construction phase,project rental and property management stage,project allocation stage of 5 stages of the whole life cycle,using the method of brainstorming and Delphy Fa combination,identified 25 cooperation in the development of real estate project risk factors,occurrence the probability and damage degree by the risk matrix and risk assessment of the arrival order method of specific projects,identify key risk control factors.To set up risk management system of real estate development project from three aspects of organization construction,system construction,risk control measures for the operation of the construction,and gives the standard process of related business,respectively,at different stages of development cooperation projects 13 important risk factors put forward the concrete measures of risk.The theory of cooperative real estate development project the risk management,risk identification and risk assessment model that,for other similar research use,has a certain value;at the same time,the specific control measures includes important risk classification project identified and proposed a relatively comprehensive,can provide a useful reference for risk management the domestic real estate enterprises to carry out cooperation projects,help to achieve business objectives.
