The speed of China's urbanization process has made the world breathtaking.As a result,the growth of the total output value of the construction field is accelerating,and the construction industry is also carrying out a revolutionary development.Facing such a broad market in the future,the primary task is to effectively improve the investment efficiency of construction projects.The construction cost is the active factor that runs through the whole life cycle of the project,and the effective control of the cost of the project will make the investment benefit be maximized.Therefore,it is of great practical significance to study the factors that affect the change of the project cost.From the process of engineering project management in China,the project cost management has been confined to the surface,failure to analyze the influence factors of project cost,the utilization rate of the data of the project cost is low,the data processing is simple,and the routine use of intermediate control and afterwards control,making the control effect is not obvious.According to the theory of Engineering Cost Management,this paper analyses the domestic development of engineering cost study from perspective of control engineering cost,summarizing the causes in construction period which the construction unit prone to control under the real situation of construction project.The main work is as follows.Firstly,this paper summarizes the theory on Engineering Cost Management,studies the method of controlling engineering cost.Secondly,the definition of Engineering Cost is introduced,the structure and characteristics as well as the different forms of engineering cost is presented.Thirdly,this paper summarizes eight influential reasons of engineering cost in the vision of construction unit.The reasons are as follows: engineering change;the price of peroneal,materials and machines;one-site certificate;contract management;work amount accounting;measurement cost;nonresistant factors and state policy.Then,this paper found that there is a grey relationship between engineering cost and influential factors under the theory of grey correlation degree.What's more,by using the statistics of the seven projects in Nanchang City,the factors caused by the variable engineering cost is generalized,the influential factors is sequenced by using grey correlation degree model,finding that engineering change is the most important influential factor.In the end,this paper provides several measures to control engineering cost.The innovation of this article lies in analyzing the influence factors of engineering cost from different subjects and stages.In the past,the research on the impact of the construction cost often generally analyzed the whole stage of the whole project or did not distinguish the main body of the project.The disadvantage of this method is that it is impossible to control the project at a certain stage in the perspective of a project participant.In some cases,the interests of the project participants are relative,hardly could meet the interests of all parties at the same time.And the influence factors of the project cost are different in different project stages,so it is necessary to study the influencing factors of project cost in the construction stage from the perspective of construction units.
