Refined Design Strategy Of Variable Module Based On Household Demand

With the two-child policy’s implementation and the house-pension policy’s release,It is difficult to reconcile the contradictions between the living space of people demand and high housing prices in first-tier cities.In Shenzhen,more and more families just need to purchase in the first time,more inclined to choose a small set of residential apartment layout;in addition the demand for housing,the function in the times,residential in addition to meet the basic living needs,will also take home office,leisure,home pension and other more complex functions.Each functional space of residential needs variability and adaptability,so as to adapt to different living behavior and psychological needs in different periods of the family.In this paper,the daily life of ordinary wage earners in Shenzhen is investigated,and the quantitative criteria of functional space demand in the family are summed up through relevant theoretical analysis.Meanwhile,the design principles,types and intervention methods of variable modules are put forward.It is hoped that this article will provide a new way to solve the problem of housing conflict.The first part(the first chapter)expounds the social reality background,defines the research object and content,and the related research and theory at home and abroad,puts forward the research methods and the problems to be solved,and puts forward the research framework of the paper.The second part(the second chapter)carries on the questionnaire survey to 120 small and medium-sized dwelling house users in Shenzhen,carries on the data statistics and the analysis to the resident basic situation,the living contradiction,and the housing demand,takes this as the point of view.The third part(Chapter third)the first section data research on the real estate market in Shenzhen city in recent ten years,a small set of apartment layout(width and depth,area),as the market reference standards;the second section analysis based on the needs of the occupants of residential research house type area ratio and internal space suitability,living room,kitchen,study bedroom,bathroom and auxiliary space,analyzes the functional space based on basic living needs,combined with the arrangement of the furniture,the appropriate space size,to find out the redundant space of each function room,this is the design theory of variable module.The fourth part(the fourth chapter)elaborates the design principle,types and intervention methods of the variable module.The fifth part(the fifth chapter and the sixth chapter)has carried on the feasibility verification(the transformation design)to the research in this article,and proposed the small and medium-sized dwelling house existence question,as well as the future forecast.
