Research On The Housing Problems Of "Sandwich Class" Group In Guangzhou Public Service Fields

Public services group,which is a group that working in the government's public service fields, including Urban Sanitation System, Medical and Health System, Traffic System, Education System, etc. maintains the normal operation and promote an important factor in the development of the city. To some extent, due to the reasons such as income, household registration, this group becomes the so-called "Sandwich Class" group. How to put the group gradually into the housing security scope, to make housing security work from the "basic" further extend to the "basic" and "promoting development" in parallel, which has an important significance to attract and retain talents and promote the competitiveness of the city. At the same time, the understanding of this group's housing security demand, has a significant effect to the government targeted housing policy making. The research of this paper has just carried under this context, The full paper is divided into four parts.Firstly, this essay demonstrates the research background and significance. Based on the understanding of the concept about the public service field " Sandwich Class " groups and housing products type, this essay employs series of theories including cost theory, consumer behavior theory, the housing demand level theory and the Angle of the gradient of housing consumption theory.Above all, forms a theoretical framework.Thirdly, this essay implements the empirical analysis focused on Guangzhou public services " Sandwich Class " groups The empirical study combined with qualitative research and quantitative research. Due to constructed Logit model, we found that the demand preference have a relationship with the six independent variables including marital status, household registration, extent of cultural, personal income, working hours and now housing area in Guangzhou.Finally, this essay takes general judgments and conclusions. Some suggestions are put forward to solve the housing problems of public services " Sandwich Class ", including not limited the income and the household registration restrictions, adjust some rent houses, encourage and support the public service units use their land construction of public housing and considering grant rent subsidies to sanitation workers, and etc; Furthermore, To the broad sense " Sandwich Class ", such as the new college students and migrant workers, some suggestions are also put forward in this essay including through financial tax means, raise security properties through various channels, gradually open the property type housing supply and etc.
