A Study On The Mode Of Construction And Operation Of Old-Age Real Estate Based On Maslow's Hierarchy Theory

About 2000, China has entered the aging society. By the end of 2015, the aging population of China having been reached 220 million, accounting for 16.1%, shows that aging society is more urgent in China. It is meaningful and significant to discuss the mode of Old-aged Real Estate.First,for any pension modes or any operating and constructing projects of old-aged real estate, it is the most critical point and core to analyze the characteristics and needs of the elderly population.In this paper,by studying literature, author summarizes current statuses and demands of the aged in China. Combined with Maslow's hierarchy theory, author deems that the demand of the elderly is gradual changing and developing process.All these studies provide a theoretical basis for the selection of pension real estate planning mode and function.Secondly, the construction and operation of old-aged real estate must be from the actual situation. Analyzing the characteristics of the domestic and foreign existing pension modes and old-aged real estate modes,basing statistical investigation and field survey of the District Fengxi and the the present realities about the the plan of New city, economy, population and needs of pension, combining with the basic theory of smart city, this paper puts forward the mode of "central island plus the Internet" with the whole resources to construct and operate the old-age real estate. Its features is " lighting asset & weighting management".Finally, the mode of "central island plus the Internet" with the whole resources to construct and operate the old-age real estate is applicated in the field of construction and operation of old-aged real estate of Fengxi New City. Constructing five functional centers in the center island and through a mutually beneficial way to integrate property services, three levels of medical resources, traffic information, surplus labor resources, the elderly and their families resources are done to perfect the mode of resource construction and test practicability in economy and technology.Based on the Mode, the old-aged problem of the District Fengxi will be solved. Bonus point system is one of the innovations, which integrate the elderly and their families resources to reduce the cost of the mode operating. the Mode also can provide the necessary reference for deepening and enriching the mode of pension and conform to the social development.
