Research On The Application Of Social Work In Community Property Services

With the transformation of society,enterprises,and government functions,more and more "unit people" have become "community people".The demand for community residents has become increasingly personalized and diversified.It has become imperative to build and improve the community service system.Property management company is an important market force for community service.Property service is one of the important contents of community service.The quality of property service supply affects all aspects of residents' living standards,but in the current operation process,there are common problems such as low property payment rates,poor quality of property services,and diversified property conflicts in different types of communities that urgently need to be resolved.This article is mainly based on social governance theory,social interaction theory,principal-agent theory perspective,mainly using qualitative research methods,through field visits and interviews with the X community and Y community in Nanjing,to investigate and understand the current status of property services in the old residential area,commercial housing community,revealing Its possible problems,analysis of its causes,and exploration of the feasibility of social work intervention in the settlement of property services and possible intervention.The research shows that:in the real estate management service management,the old and commercial housing communities have differences in internal resources and external environment.The old districts lack property management funds,the autonomy capacity is poor,and the commercial property community has frequent conflict of property conflicts.The relationship between the owners' committee and the property service company is not Coordinate and professional methods of social work are applied in the process of real estate service management,giving full play to the five functions of social work communication and coordination,demand research,service organization,value creation,and resource liaison,aiming at empowering different types of communities and resolving property services.Various problems have emerged,promoting the improvement of community property service standards,strengthening the property service team,and improving the living environment and quality of life of residents.
