In recent years,as China's sustained economic growth,the rapid improvement of national income,the real estate industry has entered a rapid development in our country,with a lot of capital into the real estate industry,real estate sector increased rapidly in the inventory,China's real estate fundamentals biggest from shortage to surplus seriously,competition is increasingly fierce.From the government adopted a series of macro-control policies and the real estate industry as a whole of the stage of development,real estate enterprises have been faced with serious challenges,faces a mounting risk of real estate project.Therefore,in the process of real estate development projects,shall be for the whole process of risk management,through the risk management,reducing the loss of project risk,ensure project is completed,improve the profitability of the project,is of great significance.In this paper,through summarizing the domestic and foreign research results of project risk management,reference literature,and combines the SD and the state of real estate property development project,in view of the whole process of real estate project life cycle in the whole process of risk management research.First of all,using the method of check list for the project development of four stages in the process of risk identification,consensus don't policy risk,development timing risk,such as 13 risk,and the subjective evaluation method is adopted to evaluate 13 project risk factors,determine the project risk factors of attention degree,set up a file in order to further evaluate the SD risk of real estate project,USES the subjective evaluation method,sensitivity analysis,break-even analysis method to evaluate the key risk factors were analyzed.File on SD problems of real estate project risk management,real estate development company to build a new project structure,put forward the solution,four stages of project 13 adopted to reduce risk factors,prevention,avoidance,transfer,accept,reserves and other risk measures,combined with the characteristics of the project,and formulate the specific measures to deal with risks,through the study on the project risk,for the future of real estate project risk management research provides a certain reference.
