| Green buildings are being appreciated in our country,various industry standards have been perfected and enhanced,more and more real estate companys try to devolep the green buildings.The great majority green buildings are green-residential buidings in the developing projects.General say,the incremental cost of green-residential building due to its “green” technology application to promot buiding function,so that,focus on the investment costs and benefits of green-residential building,control the cost and value increaseing of green-residential building has become a focus in the real estate business.The significance of this study is to analyse the cost-value of the green buildings through the client-demand,cost and fuction-value analysis theory,affirm it by client investigating and test.And secendly,expound deeply the incresed cost and discuss the added value by way of analogy analysis to green building,according to the marketing,client and project value;finally,evaluate the development value of green-residential building to real estate enterprises by VE method.At the same time,by making research and analysis of "ZM" ‘s project,analyze the incresed cost controlling,evaluation standards selecting and the relationship of incresed cost to marketing at a premium,proof the devolepment value of the green-residential building and its certification system. |
