The Planning Research On Weishan Lake Ecological Park Based On TOLD Theory

At present, domestic tourism is in the stage of the transition from the traditional sightseeing to the leisure vacation. With the complexity of the development of the tourism industry and the tourists' demand, the land development of tourism is becoming more and more complex. The research on the urban space and land comprehensive development is a qualitative analysis and more concentrated on the real estate area while less on scenic spot. What's more, the content of the industry model and operation mode should be further studied. Tourism oriented land comprehensive development(TOLD) is a comprehensive development model of land development, which is based on a very large scale, with the development of tourism as the guide and the main functional direction. It combined with a variety of leisure, recreation, business exhibition and other formats. It will be meaningful to use TOLD theory to develope a tourism destination with variety of topics, tourism functions such as business, leisure, vacation and so on.Taking Weishan Lake Ecological Park as the research object, development conditions was analyzed. Based on TOLD theory and the reference of successful cases, the planning idea and target of Weishan Lake Ecological Park were defined and its development mode was established. Under the guidance of TOLD, it proposed the planning strategy and planning content, industry and marketing mode to provide a reference for the following study.First of all, the theoretical system research of tourism oriented land comprehensive development was sorted out. It summarized the formation mechanism, guiding ideology, development principles, development mode, industry development model and business model, marketing and operation mode, besides a set of research ideas based on the analysis of the tourism industry development. The basis: analyzing the regional traffic conditions based on the full investigation and summary of local existing culture, ecology, tourism and other resources in the planning area. The key: establishing a suitable mode for local development. The support: according to different types of development, setting up a reasonable industrial model and format set to build a complete operational model. The ultimate goal: creating the TOLD region or TOLD complex with the land use maximization which is in line with the ecological, social and economic benefits. The connotation and characteristic of scenic spot planning under the guidance of TOLD theory was analyzed in this paper, putting forward the research ideas: analyzing the local resources and geographical conditions in the planning area, establishing planning position and development mode based on the market characteristic analysis. Through hierarchical spatial analysis, planning the tour functional layout, traffic system, ecological landscape system, buildings and facilities, etc. Setting reasonable industry mode and format to build a complete marketing model to create comprehensive scenic spot of the unity of ecological, social and economic benefit.Secondly, it clarified the project base status and analyzed the location, resources condition and the SWOT. The project adaptability evaluation was analyzed based on the TOLD theory. Overall, there were development potential and market with good development environment for scenic spots in the project.Thirdly, practical planning research of the Weishan Lake Ecological Park. Based on the TOLD theory, the resources and the location of the Weishan Lake Ecological Park were analyzed to establish the ecological driven mode of low density development. 1) The adaptive planning strategies of Weishan Lake Ecological Park were carried out, from the aspects of regional interaction and focus on open communication, tourism oriented and strengthen the tour experience, around the theme and highlighting the characteristic development, diverse-complex and rational planning and layout. 2) Based on TOLD theory and market characteristic analysis, the planning content was obtained from the aspects of functional layout, tour traffic system, landscape ecology system and public facilities. The park was divided into nine functional areas such as entrance service area, spa area, water park, the farm area, fruit picking area, garden nursery area, Taxus research area, leisure fishing area and the folk resort. Five tourism transportation systems of a private car, storage battery car, bicycle, upstream and walking were planned. The ecological landscape system was constructed from elements of the street, square and ecological corridor and the building and public facilities were improved. 3) It created three major industral sectors which were ecological tourism and experience, science and technology education, leisure vacation and eight formats which were culture, catering, accommodation, shopping, public services, leisure and health, entertainment, and ecological science. The unique marketing mode was analyzed to achieve the environmental friendly sustainable development with participation of the government, environmental organizations and local community residents.
