Haze ? global warming and resource depletion are the great challenges the economic development are facing, the key of solving this problem is to change the way of economic development in the past, and green development is the inevitable choice. As the product of sustainable development in the field of construction practice, development of green building in China has experienced three stages: “light green-dark green-extensive green”, since starting over 12 years, development of green building has made significant achievements and formed a good momentum for comprehensive promotion, but from the experience of developed countries, China's green building development is still in primary stage. Promotion of green building in China mainly in the residential property, and because the investors from beneficiary, green building mainly stay in the "logo" stage, operating green building is still a very small proportion.As a kind of real estate, commercial real estate developed rapidly in the past years under the influence of the national macroeconomic regulation and control policy in the housing market, more and more developers are involved in commercial real estate and its development patterns are becoming mature. Compared with the residential real estate, commercial real estate development of green building has great advantages, lease based business model has changed the incremental costs investors and beneficiaries isolated embarrassment, the commercial value of green buildings also makes commercial real estate projects with greater operational value-added space, so the green business building has huge development potential.By studying the literature home and abroad, there are more and more research for green building involved in policy, evaluation criteria, green design, green construction, cost effectiveness and other aspects. Incremental cost of green building is the important obstacle of green building promotion, so the study of incremental cost-effectiveness has profound significance for the promotion and development of green building. Current research in incremental cost-effectiveness focused primarily on residential buildings, only few studies for commercial buildings, and mainly focused on the incremental cost structure, the economic benefits of incremental effectiveness mainly in the energy-saving potential, lack of research on the overall perspective of incremental economic benefits.Regarding the issue above this study analyzes the factors influencing the incremental cost-effectiveness and made predictions for development trend of green commercial building. By introducing system dynamics theory innovatively, this study builds SD model and provides a method to evaluate for incremental cost-effectiveness of green building. This model is valuable to some extent in the view of developers, government, industry and society and may be helpful in the promotion of green building, practice of sustainable development concept, implementation of green development strategy.
