After decades of rapid development, China’s real estate ha s led to the phenomenon of m arket overheating, the government has in troduced several regulatory policies; and these policies and strategies have made a huge impact on the Real Estate Com panies. As the representa tive of the s mall and m edium-sized real estate enterprises, T Real Esta te Development Com pany is f acing the f ollow questions: 1. How to predict the future direction of development in real estate field; 2. How to deal the f ierce market competition with the lo cal companies and ne w enterprises whom are continue en ter this area; 3. Then how to m ake development strategy based on this situation. The purpose of this paper is anal ysis those research topics in this macro context.As the research object T he t real es tate development company is representative of the small and medium-sized real estate enterprises, by using the relevant theories of strategic management, PESTEL, five forces model, SWOT analysis and other tools of strategic m anagement to m ake a com prehensive analysis of the enterprise competition environment and other internal and external factors; moreover clarify the t real estate development company that how to m ake the com petitive strategy of differentiation based on the core com petence of the corporation. T he fundamental purpose of this paper is to help T real estate Development Company to consolidate its leading edge in the local real estate industry, accelerate the development in new real estate market, and also to build up a m odel for other sm all and medium real estate developing companies.
