In the field of building automation project development,requirements and schedules management has become the critical factors for the success of the project.For building automation management control system project of a five-star hotel(A-BAS),One hand,the requirements will be changed frequently,because of market changing and the client's own ideas changing,the other hand,the Gantt Chart and the critical path method are applied in the project planning process,and the method is used to make the schedule,without considering the influence of critical resource constraints on project duration.In order to solve the above two problems,this paper introduces the agile thought and the critical chain management based on the constraint theory into A-BAS project development."Iterative development,Frequent delivery" is one of the basic principles in the agile theory,which could be able to adapt to changes in customer requirements,and guide customers to accurately describe their own needs for the project.One hand,the critical chain management considers the resource competition and the task relationship between project activities,the other hand,considering the uncertainty of the project plan,the buffer time is increased to the critical position of the project,and the project plan is competitive.There are three main contributions in this paper.1.In order to solve the problem of frequent change of customer demand,this paper introduces agile thought into demand management,and leads customer to correct project demand by iterative delivery.Through the application of this method,the system customer experience increased by 25%,customer demand to obtain the correct rate by 30%.2.In order to solve the problem of inaccurate estimation of activity duration,this paper adopts the method of three-point estimation and historical data statistics to estimate the duration of project activities.Through the application of this method,the accuracy of activity estimation is 40% higher than before.3.In order to solve the critical resource constraints on the progress of the project impact,this paper will be based on the constraints of the critical chain technology into the project schedule management.Constraint resources in the project will be added to the project plan to identify the critical chain of the project.On this basis,the use of shear method to make the project activities lasted half,will be released in the form of project buffering in the form of project activities.Application of critical chain technology,making the project completion rate increased 60% than before,ahead of schedule to improve the rate of 50%.A-BAS project in the requirement for access to improve the accuracy and changes in requirement for improved adaptability,as well as progress management in the project,the project on time completion rate and project completion rate of completion of the project and improve the accuracy of the estimated time,that agile thinking and Critical chain management in the A-BAS project management has a certain practicality and feasibility.
