Research On The Management Of The Public-rent-house In Shunde,Foshan City

China's real estate industry is a real large-scale development, into the market track,but also only 10 years of things, since the beginning of 1998's housing monetary reform,before this, prices have been relatively stable, the price rise at a low speed. Today,the real estate industry has become one of the pillars of the national economy, it makes the national standard of living has improved a lot of levels, and a great contribution to the economic growth. However, the development of things must have its two sides,in the process of the rapid growth of the urban housing prices, will inevitably lead to the imbalance of supply and demand, the contradictions have become increasingly prominent, to be completely resolved not overnight to achieve. Some low-income people are difficult to achieve in their own, in order to help low-income groups, the introduction of public rental is particularly important, in order to avoid a serious impact on the national economy, the housing problem is bound to be properly resolved. Therefore,the research of public rental housing policy, planning, construction, management has a positive practical significance.This paper takes Shunde District of Foshan city in Guangdong Province as an example,using qualitative and quantitative analysis methods, to carry out public rental policy, planning,construction, management related research. Firstly the public rental housing reason analysis,in the relevant national policy research, summed up the policy of rationality; secondly,through the questionnaire survey, access to the grassroots people's demand for housing information, analysis of Shunde public rental how to plan and construct. Finally, the study of the entry and exit mechanism of Public-Rent-House, for the management of Public- RentHouse in Shunde, made a number of innovative proposals.
