In recent years,land resource has become very stressful issues.Urban land has already saturated.Driven by the demand in the market and policy,the rural collective construction land is gradually advancing,the rural collective construction land is bound to become an important part of the land on the market.In the collective construction land use right transfer,the current focus of attention is mainly the transfer of land price assessment.However,the collective construction land price assessment study is still relatively less in number at present.States still have not introduced the relevant policies and regulations.In practice operation around there is no uniform approach.Therefore,the price assessment study of collective construction land has a strong theoretical and practical value.Firstly,some of the basic theory of land value is studied in this paper.By studying the theory of rent,location theory,the land market theory theoretical approaches,I have a basic understanding of land value.And it will lay a theoretical foundation for the collective construction land price assessment.Based on the existing land price assessment studies and comparative analysis,combined with the complexity of rural collective construction land and non-linear price impact factors,I propose the collective construction land price assessment methodology-BP neural network.By analyzing the comparison,I can determine whether the results of this method can be applied to collective construction land price assessment studiesFinally,by the method of empirical research,this paper chooses collective construction land of Siping in Jilin Province as the research object,and the BP neural network is applied in the empirical research.The paper analyze the collective construction land price factors.I use gray correlation and expert scoring method to establish a collective construction land price evaluation index.And I use BP neural network model to be estimated land price evaluation and determined.Finally,I instantiate verified by this approach in the study of collective construction land price assessment.
