| As one of the cities with the highest level of urbanization and economic development in China,Shanghai has always uphold the open and inclusive city spirit "Be tolerant to diversity,Enlightened wisdom".But the skyrocketing housing prices has made negative effects on the supply of human resources and adjustment and optimization of the industrial structure in Shanghai.Besides,there is a certain distance from the current state of industrial structure of Shanghai to the city planning.Then what is the relationship between industrial structure adjustment and housing prices of Shanghai?What is the proportion of industrial structure optimization and upgrading behind high housing price?To what extent could high housing price exert effect to adjustment and optimization of industrial structure?In view of this,this dissertation has discussed the interrelation between the adjustment of industrial structure and the variation of housing price in Shanghai,adopting literature research method,theoretical method and empirical method.On the basis of analysis of measurement of industrial structure and the residential pricing theory,this dissertation has analyzed the bidirectional influencing mechanism between industrial structure adjustment and housing price respectively.It also analyzed the industrial structure and housing market situation of Shanghai.In the empirical study,multiple linear regression model was adopted to estimate the overall situation of Shanghai.Then Xuhui District,Baoshan District and Fengxian District were selected to on the behalf of central urban area,suburb area and outer suburb area respectively to be analyzed.Objects of studies are the interrelations between rationalization and advancement of industrial structure and housing price,as well as the impact of housing prices on the employment and output of the three industries.Study results indicate that,in general,both of rationalization and advancement of industrial structure in Shanghai have significant positive impacts on housing prices;the rise of housing prices within certain range also promotes the industrial structure tends to rationalize and advanced.But the exorbitant housing prices will significantly reduce its adjustment and promotion role to industrial structure.Increasing of housing prices has "crowding-out effect" to primary industry and secondary industry,but can promote the development of the tertiary industry.Specific to the regional level,in central urban area,housing prices and the rationalization of industrial structure have no significant inter impact,but there exists inter promotion impacts between the advancement of industrial structure and housing prices.For outer suburb area,the rationalization of the industrial structure can significantly promote the rise of housing prices,but the rise of housing prices has no significant impacts on the advancement of industrial structure.When it comes to suburb area,there exists significant mutual promotion between the rationalization and advancement of industrial structure and housing prices.In addition,human resources is an important force to promote the optimization and adjustment of industrial structure.According to conclusions above,policy recommendations were proposed.When making policies especially real estate regulation policy,the industrial structure factors should be taken into account.One region’s housing prices should adapt to its economic development level and industrial structure.We should envisage the pressure of housing prices brought about by industrial development,and solve the housing problems of different industry employees through housing security and other measures.For central areas,housing price fluctuations should monitored closely,and housing bubbles should be strictly controlled.For suburb areas,the balance of industrial structure adjustment and housing prices should be paid close attention.As for outer suburb areas,we should not only control the growth rate of housing prices but also vigorously develop the economy,increase the income of residents,and enhance the rationalization and advancement level of industrial structure.The point is to develop the city’s internal differentiation development strategy,reasonable guide the city’s industrial gradient transfer and industrial optimization and upgrading,to promote the benign interactive development of urban industrial structure and housing market. |
