Analysis On The Influential Factors Of Residential Demand In Jinan

With the abolition of the housing welfare distribution system,the pace of China's real estate market continues to accelerate.After nearly twenty years of development,the real estate industry is playing an increasingly important role in China's economic and social development,and become the pillar industry of China's national economic development.As the necessities of our existence and life,house plays an irreplaceable role in our daily life.The healthy development of real estate industry is not only an important driving force of economic growth,but also an important cornerstone of social stability and people's unity;therefore,study on the influence factors of housing demand has a very important practical significance for China's economic and social development.This paper takes Jinan housing demand as the research object.First of all,this paper expounds the meaning of residential demand and related theoretical research,and then analyzes the factors which affect the housing demand of Jinan from two aspects of economic factors and non-economic factors.Secondly,according to the Jinan municipal statistical data of 1999-2014,with the actual sales area of commercial housing as reference sequence,through grey correlation calculation,analysis the influence of these variables on the Jinan housing demand,and relevancy,on this basis,using the demand function of new classical urban housing,fitting the residential demand function of Jinan with least square method and stepwise regression method.According to the fitting function,it is concluded that the housing sales price,the per capita disposable income of urban residents and the loan interest rate over five years are the key factors affecting the housing demand in Jinan.Finally,the price elasticity,income elasticity and interest rate elasticity of housing demand in Jinan are calculated and analyzed.And then from the government level,the enterprise level and the consumer level,putting forward the reasonable suggestions for the development of the housing market in Jinan.
