Research On Land Reuse Model Based On Exit Of Homestead

With the development of industrialization and urbanization,urban construction land increasingly tense,as the development of rural construction land reserve for land is becoming more and more important,and as an important part of rural construction land,rural homestead idle phenomenon,exceed the standard,therefore,the use of Science in this part of the land is very important.Through many ways the guide of homestead exit,how efficient and intensive use in this part of the land has become a key,but also an important content of the homestead system reform.At the same time,the sustainable utilization of the rural homestead,is an important guarantee for the rural economy,social stability and healthy development of the homestead exit and exit based on reasonable classification It is of great significance to analyze and discuss the mode of land use.This research through the questionnaire survey,in-depth interviews and literature review and other methods of getting the rural homestead exit related information,the use of mathematical statistics,two logistic regression and cluster analysis,to study the influencing factors on the homestead exit and characteristics,classification of the exit Homestead Land,based on the practice of different social economic and natural conditions in rural areas exit Homestead Land Utilization Model.The main conclusions are as follows:1.According to the survey data,using the cluster analysis,the homestead exit is divided into the economic developed area of small area population migration type homestead exit,economic factors dominated homestead exit,the underdeveloped area policy restricted the homestead exit,economic compensation under developed area homestead exit four.2.Through the literature review and the rural homestead exit were investigated and analyzed,the homestead exit causes qualitatively divided into four factors:economic factors,social factors,management and policy factors,resources and environment factors.The use of two yuan of logistic regression model,get the homestead exit factors:farmers educational level.The level of income,family burden,the housing situation,the village location.3.Based on the practice,and summed up three kinds of recycle mode,and through the intensive evaluation and incentive mechanism,ways to explore a variety of value-added functions of homestead,change the way of living and promote the intensive use of rural residential land and so on,put forward land reuse mode optimization suggestions.
