The housing problem is closely related to people’s livelihood.Especially in first-tier cities like Beijing,Shanghai,Guangzhou,and Shenzhen,housing prices higher than the income,the housing problems is more severe.The self-occupied commercial housing is a kind of common property right house designed by Beijing municipal government to solve the problem of “Sandwich layer”.“Sandwich layer” refers to the crowd whose income is beyond the affordable housing application standards,but can not afford to buy commercial housing.However,after appeared on the market since 2014,the self-occupied commercial housing is faced with the dilemma of supply and demand.On the one hand.the demand is huge,but the self-housing encountered abandonment;on the other hand,the government has been emphasized to increase the intensity of housing supply,there is a serious shortage of housing supply.In this paper,using the method of literature,I summarize the history of the Being municipal housing system,the time span is from 1949 to the present and there are 7 stages in all;the research on the situation of the housing system found that the existing housing supply system follow the“three end system” principle in Beijing,since the self-housing is located in the middle end.Then using the method of spatial analysis and other methods from the supply,distribution,pricing.financing and distribution pattern of the housing from the supply side;then mainly analyzes from the housing demand side status and uses questionnaire method to analyze influencing factors of housing demand.Through the research,this paper finds out the supply and demand of self-occupied commercial housing in Beijing:(1)the supply quantity and the remote location is the root of the contradiction between supply and demand;(2)The Price is low and random;(3)Financing mode caused more demand;(4)New contradictions will happen from the housing inequity;(5)The evaluation is not good;(6)Price,Environment and personal evaluation significantly influence demand.Suggestions are to accelerate the ease of Beijing City non capital function;perfect housing pricing mechanism;government,enterprises and individuals to better share the social responsibility;the perfection of housing distribution policy;housing construction more widely solicit public opinion;Actively promote housing through multi-channel.
