Study On The Evaluation Method Of Rural Settlement Land Value In Yunnan

Homestead system reform,land expropriation system reform and the system of rural collective construction land reform under the joint force,rural settlement land value highlights.Rural collective construction land circulation on the supply side,to a certain extent alleviate the pressure that meet the demand of land,realize the effective distribution and rational utilization of land resource.Implement land circulation premise is to establish a unified urban and rural land market,to the appraisal of scientific classification and gradation of rural settlements land,safeguard the economic interests of farmers,and help to solve the "three rural issues".This paper conducted the following research:(1)The basic theory of land value and valuation principles are studied,determining the research area,and makes simple explanation on the general situation in the studied area.Against the natural,social and economic situation in the study area,analyzed the rural settlement land and the environment and the relationship between the levels of 13 pieces of basin divides the land quality differences;(2)On the basis of the land quality level difference,the selection of Jiangcheng,as a typical settlements for its land mark divides the three level of homogeneous area,in accordance with the urban land valuation regulations,clear land valuation methods and processes,set up evaluation index system,evaluation of the rural housing land the standard land price respectively,and select two certain blocks of land of II,III level,then amend the base land price;(3)By comparing the released two years ago of Jiangchuan county and township land grading(basin)and renewal of the benchmark land price as a result,analysis the reason of the differences between appraisal results.
