With the reform of China's housing system and the promotion of market economy,China's real estate industry is booming.However,with the rapid development of real estate,but also caused a lot of social problem.With the high price of housing in many cities,the price of commercial housing has become the focus of government,society and scholars.This paper takes Ganzhou city as the study area,analyzing the variation in time and space on the housing price through GIS technology,it is aim to reveal the spatial differentiation and the evolution of housing price in Ganzhou.To provide help for residents purchase,the real estate development site and making reasonable price in the future,also can provide the basis for the government to implement the plan).This paper takes Ganzhou city under construction in the sale of commercial housing price as the research object,using ARCGIS,Geoda,Geosharp and other software,first collects housing price data in 2012-2015,analyzes its characteristic in the time series,and matches address,establishes a database of housing price space;though housing price spatial autocorrelation analysis and trend analysis,reveal the space correlation and three-dimensional change trend of Ganzhou housing price;then variance analysis and Kriging interpolation analysis of the data each year,and we draw isocline on the interpolation,analyzing space distribution pattern of housing price;finally,we summarize the temporal and spatial evolution law of Ganzhou housing price,and further explores the driving factors.The main conclusions are as follows:(1)from the analysis of the time pattern change,we can see that the residential price in Ganzhou is rising in 2012-2015);(2),the housing price has significant agglomeration in spatial distribution calculated by the annual global Moran's I index,and through the local spatial correlation analysis found that the high value housing price area of Ganzhou city has southward trend from 2012 to 2015;(3)through the variance analysis,it is found that the housing price in Ganzhou has different structural characteristics in different directions,showing the anisotropy;(4)according to Kriging interpolation analysis,there are two main housing price center of Ganzhou city,are like the intersection of Zanxian road and Changzheng road,near peripheral ecological park;(5)housing price spatial difference and evolution of Ganzhou city has the following rules: the spatial distribution of the overall housing price decreased from the "center" to the surrounding circle,at the same time,around the rivers and large waters,around the main traffic road will become a quality real estate development zone,city planning and government policy on Ganzhou real estate development plays an important role,tourism driving real estate development business model has a certain effect on the East water area;(6)based on the qualitative analysis of the buffer,it is concluded that the main driving factors of the spatial differentiation and evolution of the housing price in Ganzhou are the basic facilities,traffic conditions,commercial centers,policies and urban planning,natural ecological environment and so on.
