With the commercial peoperty market and the innovation of housing system, the extent of urban housing commercialization is getting increasingly high in Guangzhou and housingconsumption has been an important aspect of the daily consumption of urban resident,housing problem has increasingly become a focus of social concern issues, it is of great theoretical and practical significance to study temporal and spatial variation of commercial residential housing price in lanzhou.Based on the sample data of commercial residential housing price of four cantral districts of lanzhou from1997to2011, this article uesd the statistic analysis of Excel to describe housing price scatter chart and column chart, analyze the tendency and time-varing characteristics of commercial residential housing price to reveal the time variation rule; Then uesd the spatial analysis function of the geographic information system to build the spatial databases of commercial residential housing price, digitize the information of commercial residential housing and make thematic maps, through the plane distribution of housing price, it analyze the spatial variation characteristics of commercial residential housing price to reveal the spatial evolution rule. Conclusion:(1) From1997to2011, the price of commercial residential house is on the rise, from9yuan/m2rise to6104yuan/m2; The annual average growth rate is14.19%; the commercial residential house price is slightly lower than the commercial housing price; the changes of commercial residential housing price are related to macro economic situation; the growth rate of Chengguan District, Qilihe District, Anning District, Xigu District, are18.24%,16.26%,17.45%,11.03%respectively.(2) Commercialresidential housing price expressed the descended distribution trend from the center to the periphey,center region is9000yuan/m2to15000yuan/m2decreasing to the peripheral region3000yuan/m2to8000yuan/m2;housing price are higher in north than in south;houses in preal river new town the central business district are the most expensive;well-developed transport and high land prices cause high housing price.the Jiuzhou Development Zone,Dongang-Hongshangen area,most areas of Xigu District prices low value area.(3) From the angle of driving mechanisms, supply factors,demang factors, financial policy factors and location factors are the main driving factors.The article takes qualitative analysis measure to analyze influence factors of housing price.influence factors of housing price involve the number of real estate enterprise,GDP, real estate investment, real estate investment rate, completion of housing area, completion of housing value, floor space of buildings sold, Sale, average living floor area per capital, resident income, Loans to Enterprises and individual housing loans, Geographical position.
