With the housing system reform of China, housing property patterns have changed in nature. Meanwhile, large commodity residence districts, trade and business buildings were built by Real estate comprehensive development. Real property management services, as houses maintain supporting management, came into being by market demands. After 30 years development, policies and regulations about real property were improved and perfect constantly, market conditions were optimized. Property enterprises were developed and strengthened .With the sustained rapid development of economic, urbanization proceeding is being carried forward sequentially, and real estate will hold rapid development momentum in a period of time in the future. In addition, with the people's incomes and education levels of our residents are increased continually, all social civilization degree is improved , the people's life consumption viewpoints of property management services are maturing day by day .Under this macro social back-ground of economic developing rapidly, JY Property Management Company has gotten national qualification of A. by striving without cease. The scale of company are expanding and it is being in new strategy period of rapid development.There are some competitive advantages, but it is facing many new problems and situations .First, the professional management markets are full of more violent competition.Second, the main business of JY is simple and its market scope is also narrow relatively, so its profitability is limited greatly, and there is a long chalk compared with the some outstanding same kinds of enterprises. So the company must avoid the restrict of these elements for consistent development. Third, human resources management system is not sound and incentives are weak.In order that the development of JY Company can rise to a new level in the future, the author of this thesis read literature, collect and collate information and data, research and discuss with experts. On this basis, by analytical thinking independently, this thesis formulate growth t strategy for the JY company's future development. That is, collectives, merge and reorganization small enterprises and then expands to the other cities; Strengthen the branding of JY and services differentiation, make proprietors satisfied more; Control the cost, begin diversified economy and prove the profitability. Expand the basic services to upstream industry, offer management project for real estate developers by revolving on early stage.Offer consults and training agent to same property trade, supply custom-made services to clients, improve the quality and level of services, strengthen the brand construction. To carry out the new strategy, the author has raised safeguard measures including to improve the corporate governance structure, controlling the cost comprehensive, sound the human resource incentive mechanism, expand other city market , widen the business scope ,establish and perfect the market adjusting services prices, improve the main business income, etc..
