Research Of Indemnificatory Apartments Housing Satisfaction In Chengdu

Housing is the most basic material of human beings to survive and develop,guarantee living is the most basic right of citizens. However,the prices of housing increase rapidly due to various reasons, a large number of low-income families can only live in a very poor living conditions, may lead to some social problems, and affect the economic development. Each country will encounter the housing problems in the process of urbanization, indemnificatory apartments is one of the strategies to solve this global problem. After nearly two decades of efforts, China has built various indemnificatory apartments system, and the construction object of Twelfth Five-year Plan has outperformed. However, the completion of the scale and quantity of affordable housing doesn't mean the realization the target, meet the housing needs of low-income groups, so that residents are satisfied with the living environment is the ultimate goal of housing security work, it is necessary study the indemnificatory apartments from the perspective of households.In this paper, we first review the relevant research on indemnificatory apartments and housing satisfaction, on the basis of this, we build the model of public housing satisfaction. Through the establishment of questionnaires, investigate the 10 typical public housing communities in Chengdu. And through the establishment of regression model, the paper studies how different factors affect housing satisfaction.Through the empirical study, it is found that the overall satisfaction of chengdu is above the average, while the parking management and surrounding facilities mean satisfaction is low,it means that the level of housing satisfaction still need to improve.Apartment architectural features,such as housing quality, apartment structure,community environment, property management, surrounding facilities, location and transportation, housing policy and price perception all will have a significant impact on housing satisfaction. The price factor is the most important factor affecting satisfaction, followed by the housing quality, area and apartment structure, while the surrounding supporting, location and transportation has a relatively small impact on household satisfaction, should pay attention to them also due to relatively weak.Among the different types of indemnificatory apartments, the satisfaction of Low-rent housing is highest, has a significantly different with other types. It need government departments to speed up the legislative work of indemnificatory apartments, plan the construction of apartments the total amount and type scientifically, improve the supervision and disciplinary mechanisms of policy implementation, and perfect the property management system.
