In China,the Real Estate is the pillar industries in national economy.The real estate industry has the Characteristic of capital denseness and requires considerable investment and high-risk.As home prices continue to climb,the government developed a series of policies which affect market greatly to purify the market.The real estate enterprises begin to face the difficult land and financing problems.Therefore,the key is how to raise even more money for the enterprise.The single financing way is not meeting their needs of funding.Only When the Diversified Financing Model is achieved and the effective value risk control method is adopted,can the sustainable development and stableness of the real estate enterprise be guaranteed.This paper which base on the theory of the project finance,adopt a method that combines the statistical analysis technique,the theoretical research and the comparative study.At first,this paper introduces some concepts of the real estate,some theory of the project finance,passes the examination to our country real estate credit current situation,analyses the characteristic reaching our country real estate credit.It is pointed out that China's real estate companies have such major problems as narrow financing channels,the high cost and big risk financing bond and the company ruling structure.Moreover,this paper introduces some most common financing way.In this paper,The CR as an example,analyze the financial data from 2011 to 2015.The CR has some drawbacks citing insufficient cash flows,long-term ability to pay back its debt is insufficient.On the other hand,there are advantages to develop sustainably,such as,the promising future,the good capacity of earning and operating.These results are based on the analysis results of solvency,the earning profit ability,operating efficiency and the development capacity.We can see the CR have a badly in need appetite for capital.Next,this article values the scale of financing and the financing condition,analyzed the main reasons for the drops of the CR performance.From the analysis results,we can find that the capital structure of listed SMEs exist patently unreasonable phenomenon can be got,insufficient financing channels.Finally,the paper put forward measures and advice to improve the financing performance of the CR,from optimization of the Diversified Financing Model,design an individuation system platform which satisfies different characteristics and requirements of projects,establishes a early-warning system of financing.
