With the introduction of a series of regulatory policies in recent years,the golden age of the real estate industry has gradually gone away.Dual pressures of financing and sales,the operating risk of many real estate companies is growing,especially small and medium-sized real estate company.However,under the background of the accelerated urbanization process,the government security housing agent construction projects has brought new opportunities for small and medium-sized real estate company.The difference is that the profits of the government agency construction projects are slim and have an investment cap.If the cost control fails,the agent construction enterprises not only have no profit and may also suffer losses.Therefore,the extensive business model of real estate company no longer applies in the agent construction projects.Only with the development of The Times,realize the importance of cost control,and gradually turn to the refined cost management,can we gain a foothold.In this paper,we study S resettlement housing project as a research object,from the perspective of agent construction-A Real Estate Company.This article use the method of combining the theory and model to study the present situation and existing problems of cost control of S resettlement housing project,in the hope that we put forward effective strategies for cost control,and make S resettlement housing project eventually be able to control the cost of the investment within the quota,and provide reference for the cost control of similar projects in the future.This article first introduces the research background,purpose and significance.At the same time,through consulting relevant literature,the paper determines the research methods and ideas.Secondly,this paper further introduces related concepts and theoretical basis,and then set the stage for the research in the case section.Thirdly,introduce the case study in this article.Through the analysis of the focus of the cost control of S resettlement housing project under the Agent construction mode,this paper introduces the cost project that this article focuses on.Finally,the paper analyzes the present situation and existing problems of important cost of S resettlement housing project,and puts forward corresponding countermeasures.Meanwhile,methods such as value engineering method,earned value method are introduced in the cost control of S resettlement housing project,expects to receive good effect.Through the research on cost control of S resettlement housing project under theAgent construction mode,this paper argues that if the cost of the project is divided by importance,the main cost control is given priority to,the secondary cost control is used as an auxiliary measure,the cost control of the project will be more than half the effort.In the phase of demolition and compensation,the relevant services and communications work should be done.If necessary,can be solved with the help of government and other forces.At the design stage,agency construction unit should pay attention to the choice of design units,fully arouse the enthusiasm of design units and try to make design scheme as best as possible through effective methods and the layers of supervision of the participants.In the tender stage,we should attach importance to the examination of bid documents on the basis of reasonable procedure,set up appropriate evaluation system and also need to make sure that the contract is complete and rigorous.The construction phase should maintain dynamic cost control.At the same time,we should pay attention to the management of project visa and engineering change.
