The Research On The Cost Control Of Agent Construction's Affordable Housing

In recent years,the state and local governments have made great efforts to promote the affordable housing.Under the heavy construction tasks,the financial,human and technical experience of governments at all levels and regions alone can not complete the tasks in a short time.The traditional government direct construction mode can no longer to meet the needs of the protection of housing investment at this stage.At present,the government has started to learn from the advanced construction modes at home and abroad,using the mature developers and project contractors to build the project.Although the cost is controlled in general,the factors and problems affecting the project cost are frequent,and some problems need to be solved.In this paper,the qualitative analysis and quantitative analysis combined with the method of systematic research,analysis of the protection of the cost of the system on behalf of the status quo,and in the traditional dimensions of time and material,according to the characteristics of construction and protection of housing characteristics,The social dimensions of social security housing,combined with the relevant research projects,construction of building protection system cost control questionnaire.In this paper,we collected and collated the data from the questionnaire survey and interviews with the employees in the construction of affordable housing and related engineering fields.Using the SPSS factor analysis,we got the main factors of the cost control of the agent housing system,namely the entrusting factor F1,technical factor F2,Communication factor F3,contract management factor F4,external interference factor F5,incentive factor F6.Help in practice management in the future,the management of the participating parties targeted.On behalf of the XX construction of affordable housing projects to further confirm the cost of construction management system to protect the main factors and seek relevant solutions and recommendations.On the basis of literature research and empirical research,this paper proposes seven aspects from organizational measures,management measures,technical measures and economic measures,as well as the whole life cycle.It is expected that these measures and recommendations can effectively control the cost of housing projects under the agency system.
