In 2017,with the background of the country adhere to the real estate sub-city policy control,some key cities based on good planning between the city,buyers,supply and demand,policy tightness and other factors,the trend of housing prices will be differentiated development.With its own rich landscape resources,rail transportation and the favorable conditions of the price and other conditions,in recent years,Dongguan’s housing prices keeps increasing,the real estate market in Dongguan City develops well in 2016 as a whole.In the end of 2016,Dongguan carried out limit purchase of restricted property market restrictions policy for the first time,which caused a negative impact to both psychological and practical impact.KD project belongs to Dongguan,a local real estate business A company developed commercial real estate projects,as the company’s first major commercial real estate projects,the project cost of A company’s huge amount of money with long development cycle.This paper first introduces the geographical location and basic situation of the KD project,then analyzes the investment environment of the project from the macroeconomic environment,the economic environment of Dongguan City and the real estate market,and then carries on the market investigation to the real estate market of Dongguan,analyzes the target customers Group strategy,then SWOT analysis of the project,and then from the product strategy,pricing strategy,channel strategy and promotional strategy introduced the project marketing program,and finally the project carried out financial and risk analysis.Through analysis,this paper considers that the KD project land natural leisure landscape is adequate,the surrounding landscape environmental resources has advantages,also the project has low density low volume rate landscape resource attributes.KD project is located in the high-tech,health,ecology,humanities based on complex business,the project office located in the R & D center,design center,business center,project hotel located in the high-end private business hotel,special business street,project management center located in the community service center.The project pre-tax investment profit rate is 17.29%,internal rate of return is 19.47%,the project has very good economic benefits,high financial returns,the risk is in the controllable range,the project is feasible.
