Since twenty-first Century,various provinces and municipalities in China have strengthened the construction and m anagement of af fordable housing,and the governments at all levels have greatly prom oted the grow th and expansion of the affordable housing m arket in china.Xi amen city since 1998 in response to the requirements of the CPC Central Comm ittee into af fordable housing construction stage,after 30 years of explor ation and development,at this stage the governm ent of affordable housing management into the ra tional period,and base d on the strategic and forward-looking perspective of the pl anning and construction of af fordable housing system,combined with the econo mics theory of m arket regulation,promulgated and implemented many very according to regulations and policies,in 2014 and 2015 is issued against a num ber of a ffordable housing m anagement regulations and measures for the implementation of the purchase,for the protection of commercial housing conditions of residents,the scope of regulation policy an d provide strong guarantee for the protection of housing management and development in Xiamen city.However,in order to better promote the developm ent of af fordable housing system,effectively alleviate the pressure of housing for low-incom e consumers,not just rely on simple regulations,must also strengthen research on the protection of the price of commercial housi ng,especially af fordable housing should evaluate the pricing mechanism from the consum er satisfaction point of view,effective and reasonable affordable housing price is an important lever to optimize the efficiency of resource allocation,equitable distribution of affordable housing resources.Therefore,this paper based on the satisfaction of residents of affordable housing pricing problem is studied,in the c ity of Xiamen during th e garden as an example,analysis the influence factors of af fordable housing pricing mechanism,and to evaluate the case pricing process and resu lt,according to the prob lems existing in the pres ent relative improvement measures and suggestions,provide the basis and the reference for the reasonable protection of commercial hous ing pricing m echanism of Xia men municipal government and other areas of our country construction.This paper draws on the consum er protection of comm ercial housing price satisfaction evaluation focused on six aspect s,in particular the surrounding buildings and environmental factors,m arket factors and consum er factors,project characteristics,geographic location and property management,which the consumer’s own factors and macro market factors influence on consumer satisfaction is greatest.At the same time,the evaluation model of pricing mechanism is constructed in this paper based on the estimated case sales price,and compared with the actual price,the actual price of the project reached a conclusion that the consumer satisfaction.
