Large-scale construction of affordable housing has solved low-income families' housing problems,and basically realized the government's goal of "living under the roof'.However,due to the lack of policy documents and management experience,many challenges have been met in the property management of affordable housing communities.High-quality property management can provide a comfortable and beautiful living environment and improve the quality of life for the tenants,in the meantime,it can help to enhance the management of the affordable housing communities.The quality of property management will directly affect the housing security's effect,which is the determinant of whether the public resources can play the greatest social impact simultaneously.Therefore,it is of great significance to study the property management performance evaluation of affordable housing communities.Combining qualitative analysis and quantitative analysis,the definition,model construction and case study are researched aiming at the property management performance evaluation of affordable housing communities in this paper.The specific contents are as follows:First of all,domestic and foreign research progress are understood in depth by means of the review of literature on property management of affordable housing.The relevant concepts are defined and the connotation is elaborated on the property management performance evaluation of affordable housing from aspects of composition,role,content and implementation process,which supplies foundation for the study in some degree.Secondly,based on the analysis and summary of existing literature and regulations of commodity housing property management services,the initial index system is built in property management performance evaluation of affordable housing communities.Then,a index system of property management performance evaluation of affordable housing communities is confirmed by the questionnaire survey of affordable housing residents and the interview of government administrative staffs,membership analysis and factor analysis.Thirdly,according to the characteristics of the performance evaluation of affordable housing property management,the structural equation model and the method are combined to verify the path structure of the evaluation index system using the AMOS22.0 software,then path weights are calculated between the index variables.Finally,the factors in fuzzy comprehensive evaluation and the calculation process are confirmed,by which the evaluation model is constructed for performance evaluation of property management of affordable housing communities.In the end,the project managed by Greentown Property Service Company in Nanjing Daishan Runfu City is taken as the research case and staffs from government are invited to evaluate the performance according to the evaluation indexes.The performance score and rating level are obtained,and some suggestions are proposed to improve the performance of property management of affordable housing communities.
