Affordable housing is a kind of special commodity,it not only has the economic attribute but also has the political and social nature which the general commodity does not have,it can also promote the realization of the goal of sustainable development and help to build a harmonious socialist society.Low-income housing is the most basic solution to the housing problem.In the current environment of rapid economic growth and accelerated urbanization,all sectors of society are actively dealing with the housing problems of low-and middle-income people.With the progress of the 100-year goals,affordable housing has gradually been built,and people have started to move in one after another,at the same time,the problems that come with it also keep emerging.Most of the literature studies that have been read are mainly focused on fund raising,project construction,and so on,this makes its research lag behind management practice.First of all,this article through the security housing late management related research literature collation,in-depth understanding of domestic and foreign research progress,clear related concepts,and from the status quo,indicators,evaluation methods and other aspects of the post-security housing management performance evaluation of the connotation,for security housing late management performance evaluation of the study laid a foundation.Secondly,according to the current problems and situation,based on the feedback control theory,and on the basis of the research on the performance of the affordable housing project,this paper selects the later management stage in the project cycle,focusing on the later management performance evaluation,according to the principles of goal orientation,standardization and relevance,the indexes are designed.At the same time,according to the stakeholder theory,carding the relevant subjects,defining the objectives of the subjects,and integrating them,the latter management performance evaluation of affordable housing is divided into four parts,allocation for allocation,classified management,capital protection and information exchange.Then,under the guidance of the welfare economics theory,the index design of information exchange was revised and improved,and the experts were invited to evaluate the index,finally 35 ideal performance indicators were formed.On the basis of the reasonable construction of the evaluation index system,this paper applies the analytic hierarchy process(AHP)to evaluate the index,and uses the fuzzy comprehensive evaluation method to evaluate the comprehensive performance,to establish the evaluation factor set,to evaluate the factors and to construct the model of the relationship Matrix,calculation of the Evaluation Matrix,the final mold and comprehensive evaluation.Finally,this paper selects the typical low-income Housing Project area in Fengcheng city of Jiangxi Province as a case study.Through theoretical and case studies,the following conclusions are drawn: The performance evaluation results of the latter management of the affordable housing project in typical cases are just good,and the evaluation index system and evaluation model have certain feasibility and applicability.However,the results show that the effect of information and illegal use in the later management is weaker than that of the whole,and the problems of rent collection and house vacancy are found.Based on the results of the study,the following specific recommendations are made: We will standardize top-level design,improve basic service quality,diversify data and information collection channels,and expand housing utilization,explore new ways to generate income and realize a virtuous circle of funds,improve information system construction,and effectively evaluate and feedback real-time situation.In the perspective of the later management of the affordable housing,this paper designs the performance evaluation index system,and selects the typical affordable housing in Fengcheng for case analysis,which broadens the evaluation perspective and enriches the performance evaluation index system.
