After the implementation of the land reserve system,land prices and housing prices continued to rise rapidly attracted widespread attention,this paper attempts to explore the foothold,the relationship between land prices and housing prices out of the two.A lot of public opinion will implement housing prices attributed to the land reserve system,land reserve system has a close relation with the real estate market,however,whether the system is mainly caused by city housing prices,still need further research on land reserve system on the real estate market is directly related to and improve the system in the future the development has the important practical significance.This paper discusses theinfluence of land market,and then analyzes the relationship between land market and real estate market research,then introduce the specific data of Sanming City,analysis of the impact of land reserve system on the real estate market in Sanming City.This paper describes the present situation of land reserve system at home and abroad and deep reasons of the land reserve system;secondly introduces the connotation of the land reserve system,land reserve system theory,land reserve system and the operation process of the land reserve system practical effect;finally through the introduction of specific data from the population and development the development of city economy,per capita disposable income of Sanming City real estate market and other aspects of the situation,come to the conclusion:prices determined by market supply and demand,land prices and land price is decided to a great extent affect prices;land prices and the basic positive correlation between population growth,cost and volume rate decision impact of price premium;price increases just one of the reasons for rising prices.Finally,the article puts forward some suggestions to improve the land reserve system and the regulation of real estate.
