As the significant carrier of financial information,financial statements are important basis for different types of enterprises to make management decisions.Currently,stakeholders and users of financial statement attach more and more importance on financial statements as financial analysis is beneficial to classify and systemize previous data of an enterprise.With some analysis methods,huge data is converted to the information that users of statement need to make management decisions,thus evaluating situation of the enterprise management in the past and the future development.In the past,financial analysis of real estate industry mainly focused on the development of real estate projects and construction phase instead of focusing on financial performance and financial analysis at subsequent stages of real estate projects.In the actual work,although at the development stage of real estate the capital flow is considerable,it did not last for a long time.Instead,the property management and maintenance sustains for a dozen years or even decades after the project delivery,and in this process financial analysis is indispensable to evaluate the condition of project operation.It becomes normal for real estate project with various commercial activities to be developed in the real estate industry.In accordance with the project characteristic,property management as a downstream industry of real estate development will refer to different forms of management corresponding to variety of commercial activities in the later operation.Due to various business performances of those commercial activities,it's very necessary to use financial analysis to perform assessment.This paper mainly studied the financial statements of CA Property Company.Combining with financial theories and related knowledge,it conducted a comprehensive and systematic analysis towards financial statements of CA Property Company in the past three years 2014 to 2016,which took integrated urban complex under the management of CA Property Company as the research object and project case.At first,it analyzed the financial condition and operating results of CA Property Company,followed by the analysis of its debt paying ability,profitability,operating capability and development momentum,and then evaluated the analyzed financial data;finally it found current management problems CA Property Company encountered.In combination with the actual business conditions,the reasons for the problems are expounded,and suggestions for fixing the problems are put forward.
