With the rapid development of the Internet,in recent years,the government has vigorously advocated "Internet +" to serve the real economy and encouraged the innovation of mass entrepreneurship to integrate into all aspects of social development.Crowdfunding,as a new product of the integration of internet finance and traditional industries,should take place on a regular basis and has risen rapidly in recent years,and with its advantages of low cost,fast financing,wide coverage and transparent information,it has gradually become one of the breakthroughs in promoting supply-side reform.Real estate as a pillar industry of national economic development,also hopes to share the development of the dividend times.The emergence of crowdfunding for real estate companies to see the dawn of breaking the traditional constraints of external financing,so many of them start to participate in the crowdfunding projects.As a new hot spot in the real estate circle,crowdfunding has also attracted the attention of many commercial real estate companies.Dalian Wanda Commercial Real Estate Co.,Ltd.took the lead in launching the first commercial real estate crowdfunding project in China.Wanda " Steady earn No.1" crowdfunding project is the beginning of China's commercial real estate crowdfunding model.Through this project,Wanda organically connects multiple parties involved in the project,both to help enterprises achieve their own low-cost and efficient financing,and Which has brought rich returns to investors and raised the reputation of quick money platform in China.Meanwhile,the risk of crowdfunding exposure exposed in the project can also provide direction for the external regulatory authorities to improve the relevant systems in the future,which can be said to have a great impact as well as significant and typical meaning.Therefore,this article takes the case as the entry point and conducts in-depth research on the commercial real estate crowdfunding model.This paper mainly uses the method of case analysis and comparative analysis.Firstly,it explains the background of the case,the research status in the field,the research ideas and methods,innovations and shortcomings of the paper.Secondly,it expounds the overview of the real estate crowdfunding model,including the three parts of the model construction and operation process,model classification and characteristics,development motivation and status quo,and provides theoretical and practical background support for the later discussion.Thirdly,a detailed introduction was made to Wanda " Steady earn No.1" crowdfunding project.Fourthly,the Wanda Commercial Real Estate crowdfunding model is analyzed from multiple dimensions,including pattern feature analysis,innovation analysis,value analysis,and risk analysis.This is the core content of this article.Finally,on the basis of summing up the research results of the full text,we draw the inspiration of the Wanda crowdfunding model for the future application of the crowdfunding model for other commercial real estate in the country,and propose corresponding risks for the development in the future.This paper argues that although the future development of commercial real estate crowdfunding is good,as China's crowdfunding market is still in its infancy,the limitations of the development environment also lead to many risks in the practical application of crowdfunding models such as legal risks,operational risks,moral hazard and so on.In order to solve the above problems,in addition to constructing corresponding risk management and control mechanisms,the project participants must also continuously strengthen self-discipline,improve professional skills,clarify responsibilities and obligations,and also must be effectively bound by external supervision,only to be introduced as soon as possible.Relevant laws and regulations,improving social credit information,and strengthening investor education can create a better crowdfunding development environment and fundamentally protect the interests of all parties from loss.
