With the popularity of the Internet,the Internet and the traditional industries are growing closer and closer,and that have achieved the internet end to end connection,which also laid a good foundation for the emergence of the platform to achieve the interconnection of coordinative new organizational model among various groups behind the client on the internet.The development of the internet economy has promoted the shared economy to derive a variety of forms,and the decline in transaction costs has narrowed the boundary of the company,when the external cost is lower than the internal cost.As a part of the shared economy,the activity of crowdfunding gathers the social idle capital resources by connecting the two sides of the supply and demand of funds through a third credit guarantee platform,when the financial disintermediation is going on.Internet crowdfunding is gradually formed and rapidly becoming a new financial channel under this kind of situation.The real estate crowdfunding,with the investment property and the product attribute of the real estate industry,meets different demands such as getting investment income and building housing through the public crowdfunding platform which directly links investors and lenders and other stakeholders.Since the second half of 2017,the housing supply of some cities in China was changing from the "more selling and less renting" to " renting and selling simultaneously ".But leasing real estate brought more funds pressure on the enterprise.So real estate companies have enthusiasm to seek easy money and new financing channels.Thus in the long term,the development of the internet economy and shared economic won't be blocked.And China's current real estate crowdfunding policy restrictions will probably been adjusted in the future.The speculation which maybe cause economic systematical risk should be limited,and the normal financing behavior should be encouraged.And new laws and regulations should be carried out to regulate the healthy development of the industry.Assuming that crowdfunding is allowed to finance the real estate development by the law and policy,this article selects the leasing-type real estate for the study object,and research the equity crowdfunding financing model,trying to use a new perspective to examine the relationship between Internet finance and real estate.This paper adopts the research methods of empirical analysis and normative analysis as well as the case analysis method,combs the relevant literature on internet finance,real estate crowdfunding financing mode and operation,using deductive thinking,analyzes Fundrise,Realty Mogul,Realty Shares,crowdfunding projects planned by Vanke and Wanda,focusing on practical cases from several cases of leasing real estate crowdfunding operational ideas.By studying the actual domestic and international market real estate crowdfunding case,refining and integrating the the existing viewpoints and achievements,I bulid the leasing real estate equity crowdfunding model,and use the nine-factor analysis of business model to analyze the elements of this model to explore the theoretical feasibility and completeness of the model.
