Research On The Performance Evaluation,Optimization And Prediction Of The Real Estate Industry In Henan

The real estate industry has become an important pillar of our national economy.It not only promotes the rapid development of the economy,but also promotes the development of related industries,improves the level of employment and improves the living environment.However,at the same time,it has also caused a series of problems,such as high house prices,imbalance between supply and demand,malicious hype and so on.In order to solve this problem,from the stock to the purchase order,the state has constantly introduced policies to regulate and control,but the results are not satisfactory.Based on this,the real estate industry of Henan Province as an example,this paper constructs a performance evaluation model-performance optimization model-performance prediction model.It aims to explore the root causes of the real estate industry performance in Henan,and provide reference for the development of real estate enterprises and government regulation.Firstly,this paper constructs the real estate industry performance evaluation model of Henan Province.It analyzes the results of DEA efficiency analysis from three aspects of effectiveness analysis,efficiency ranking analysis and efficiency value analysis,and carries out projection analysis based on input.On this basis,it integrates the input and output indicators in the DEA model into the system dynamics model,and constructs the performance optimization model of Henan real estate industry.It also takes the policy factors into consideration and further optimizes the target value of the input index so that it has a certain guiding significance in the complex practical practice.Then,the paper establishes the real estate industry performance prediction model of Henan Province.In the suppression policy,supporting policy,the current policy of three kinds of regulatory policies,it makes a time series forecast analysis on the investment indexes of Henan's real estate industry(investment,employees and land area)from 2017 to 2021.Finally,the paper reviews the relationship between performance evaluation model,performance optimization model and performance prediction model.They are layers of progressive relationships.It combines the results of the analysis to put forward the targeted performance management countermeasures.This paper provides a new research method for the performance research of real estate,enriches and expands the theory of real estate performance research,and promotes the healthy development of Henan's real estate market order.
