Urban industrial space and function need to be renewed under the development economic transformation.In particular,the renewal of bulk industrial land plays a pivotal role in the control of environmental pollution,urban function transformation and image improving.However,the restructure of industry and renewal of land in order to optimize stock-based industrial area is a long and complex process which contains many issues like property disputes,conflicts of interest,and of convergence development.Exploring appropriate strategy and actively resolving the contradictions of development are the keys for renewal of the industrial structure and economy mode transformation.Urban Catalyst-as a kind of strategy which can effectively promote the development of urban renewal is widely used in the protection of old town and the adjustment of industrial area.The renewal of industrial land is a kind of urban development which purpose is to promote economy,society,culture and ecology.It is based on the situation of global economy and the demand of urban development.However,China’s industrial renewal is different from western countries,it is not just make the simple replacement from secondary industry to tertiary industry.It is a process of seizing the opportunity to adjust the industrial structure and constructing complex,modern industrial system and urban development model."Urban Catalyst" strategy corresponds with renewal of industrial land in the overall objectives,operating procedures and implementation requirements.The renewal of industrial land based on urban catalyst should focus on meeting the demands of urban development,providing pluralistic way and power guiding subsequent development,and following the logic of"eatalyst implant-Synergy-step forward".The catalyst implanting should be under deep analysis,clear acknowledge of problems,demands and potential,then construct the sequence of catalyst system.To determine the order of implantation of catalysts,it should combine with the law of industrial renewal and consider the location,size,influence and the expected economic benefits.So that can ensure maximum catalytic effect,promote the chain reactions between the elements and achieve the ultimate goal.This design is based on the file<The Adjustment Programs of Industrial Layout for Jinling Petrochemical and surrounding areas,Dachang area,Meishan Steel and the surrounding and the coastal areas of the Yangtze River Bridge>,and select Jinling petrochemical area as the project.We use "urban catalyst" as the main strategy of industrial renewal,make the "Intelligent Industrial Development Core and Comprehexnsive dynamic development area" as the overall goal.First is to clear the potential distribution pattern by analysis of industrial space,environment,transportation,business and culture substrate,then implant four material and two non-material catalysts.So that we can construct traffic line and distribute chain synergies combining to catalyst system.After defining overall controls and development orders,we set constructing phases of "Smooth transition and key area breakthrough-comprehensively promote with chain reactions-enhancing the functional integration to stablish advantages".As the final sumrary,we think the renewal of industrial land based on catalyst driver pay attentlion to reshaping economic strength by industry revitalization and rebuilding development superiority through regional integration.During the renewal process,the catalysts not only stimulate the vitality and attractive of development,but also achieve regional benefits.It is the ideal model adapt to China’s industrial renewal.
