Research On Maintenance Project Management Of S University Based On Object Control

In recent years,in order to adapt to the development of higher education in our country,the reform of university logistics service system is constantly advancing.As a major part of the university logistics service system,the management of maintenance projects is facing great challenges.On the one hand,the old material service facilities are overloaded.On the other hand,with the completion of new service facilities and the end of warranty period,the number and scale of maintenance projects are increasing rapidly.Comparing with general construction projects,the logistics maintenance projects management of colleges and universities become more difficult,due to the characteristics of large scale,limited time,insufficient funds and difficult quality control.How to manage the maintenance project,ensure the smooth realization of the project quality,progress and investment objectives,better serve the development of the school,is a key and difficult task of the logistics socialization reform in colleges and universities.Solving the problems in S university’s logistics management system,such as unclear objectives,lack of ability and inadequate guarantee of maintenance projects,the thesis clearly puts the "object control" approach in engineering management theory as the guidance.And it takes control objectives,quality control,progress control,cost control,and the overall balance of three objectives control,project management performance appraisal and safeguard measures as design contents of the project management improvement plan for the college maintenance project.As a case study,it takes the students dormitory building external wall insulation project as an example,conducts empirical analysis from several aspects such as target identification and decompose,implementation、supervision and guarantee of management plan,project management performance evaluation and so on.And it verifies the rationality of the management improvement plan,better satisfies the limited maintenance funds,manages the maintenance engineering projects,and better serves the maintenance project management requirements of the school development.The main research results of this thesis includes,establishing maintenance project quality,cost and schedule control plan of S university based on object control,which including work breakdown,control process,technical methods and corrective measures;putting forward the overall balance idea and the implementation thought of the three main objectives;establishing a performance evaluation index system for maintenance engineering management by using fuzzy analytic hierarchy method;Based on the nature of the University,formulating<Interim Measures for the restoration engineering of S University’s logistics management department>,which provides the necessary organization and system guarantee for the maintenance project management;taking the exterior thermal insulation project of student dormitory building as an example,with the purpose of verifying the rationality of the above program.Although this article takes a specific university’s project management as the research object,but the universally applicable research thoughts and methods might provide a certain guidance and reference for maintenance engineering management of other universities under the background of college logistic socialization reform.
