In recent years,with the rapid development of China's social economy,the number of motor vehicles in cities has continuously increased,and the problems of "congested traffic" and "difficult parking" in cities have become the focus of the society.As a commercial center of the city,"commercial circle",due to its comprehensive urban functions,high-intensity land use,and concentrated urban transportation network,it brings together a large number of social and economic activities,leading to prominent parking problems and severely hindering the functioning of the city shopping district.At present,a large number of studies and practices at home and abroad show that simply increasing the parking supply cannot effectively solve the problem of parking difficulties in urban shopping districts,and the implementation of parking demand management is an important way to effectively alleviate the contradiction between parking supply and demand.As a key factor influencing parking demand,parking fee pricing plays a significant role in regulating parking demand in urban shopping districts.Therefore,it is necessary to study the pricing of parking fees,so as to establish an objective and reasonable parking fee model to adjust the parking needs and to ease the contradiction between parking supply and demand in urban shopping districts.Firstly,this thesis takes the definition,status and characteristics of urban commercial circles as the starting point,studies the traffic characteristics and parking characteristics of urban commercial districts in China,and analyzes the parking behavior of urban commercial districts.Second,the concept of parking facilities,Attributes and classifications are the starting point.The purpose,pricing principle,nature and role of parking fees are explored.Based on the analysis of the basic principles of parking fees,parking parking pricing in urban commercial areas is summarized;then,parking fees based on urban shopping districts are involved.Subject analysis,through the introduction of "trust-agent relationship" theory in game theory and information economics,the game behavior of three parties(ie parking facility users,parking facility operators,government price authorities)in the parking rate game behavior A detailed analysis of the utility function and parking rates was conducted to construct a parking fee model based on game theory.Finally,a parking fee model based on game theory was constructed for Chongqing.The Parking Pricing of Xiangshui Road Public Parking Lot in Nanping Business District of Nanping City was used for case study Analysis results show that the model has a scientific rationality.This thesis takes the pricing of parking fees in urban commercial areas as the research object,and the research results obtained have positively promoted and instructed the promotion of parking fees pricing in urban areas,adjustment of parking demand in commercial areas,and ease of contradiction between supply and demand in commercial areas.
