| In the process of commercialization of housing commercialization in China,the public rental system is a new member of China’s housing system,and it is also a key development direction in China’s affordable housing system.In 2009,the development of public rental housing was proposed as one of the ways to make up for the shortage of affordable housing.In 2010,the Ministry of housing and other departments issued the "guiding opinions on accelerating the development of public rental housing",vigorously promoting the construction of public rental housing throughout the country,and serving new employment,migrant workers and other groups."Twelfth Five-Year" period will focus on the development of public rental housing,especially in large cities,public housing increased significantly to cope with the population continued to rise in net inflows.In May 2016,the Beijing Municipal Construction Committee issued a notice to promote the evacuation of the population in the city center to promote the balance of work and housing,the new employment without housing staff for public rental rental pilot.Three pilot projects,a total of 490 suites source,for 18-35 years old "new workplace"choice.In the process of the development of public rental housing,it is necessary to carry out fine and pertinent design for the target.How to maximize the use of public rental housing and provide fine residential services to the target population will become a major problem for the development of public rental housing in the future.First of all,this paper analyzes and investigates the living conditions and living behaviors of young people,and studies the living space adapted to the youth groups.From the residential model as a starting point,analysis the impact on young design of publicrental;through combing the development process,China’s foreign public rental affordable housing policy and the domestic and foreign youth housing case,points out that it is not adapt to the current public rental form,and stressed that the youth group forms of housing demand.Combined with the existing domestic and foreign cases were analyzed,summed up the living behavior mode,the suitable youth groups living area and the functional use of space design,finally obtains the young senior public rental apartment layout layout.This article is divided into six chapters.The first chapter is the introduction.Elaborated the housing situation of young people and the public rental policy of our country,in order to strengthen the city competitiveness and maintain the important guarantee of social stability,to solve the problem of youth group housing has become the most important issue.The second chapter is the investigation and analysis of the existing domestic grandfather housing and youth housing cases.Through the analysis of the public rental housing units and the analysis of the current youth housing,it is pointed out that the shortage of young housing and the function space of the public rental housing are not suitable,and the public rental is the guarantee of solving the housing problem of the young people.The third chapter analyzes the pattern of residence behavior of young people,and summarizes the characteristics of the living behavior of young people as the basis for the study of the next chapter.The fourth chapter is the study of spatial scale.According to the results of the third chapter of the living room,bedroom,kitchen,bathroom,balcony space components of the functional analysis and size to determine.The fifth chapter is designed for youth public rental.Divided into apartment design and high-rise residential graphic design in two parts.In view of the different needs of the youth groups,it is possible to save the space more effectively by designing the units and residential planes that conform to the mode of residence behavior of the youth groups.The sixth chapter is the conclusion and prospect,reviewing the shortcomings of this paper and the positive effect of this topic on the future study of young people’s rent,and hope to solve the housing problem of our young "sandwich layer" in the future. |
