Local governments and investors pay high attention to the economy of super high-rise building,because of its high investment,complex function and huge volume.It is of great significance to estimate the investment cost of super high-rise building at the early stage of the project and research from the angle of life cycle cost composition and optimization problems.The life cycle cost of super high-rise building is researched mainly in this paper.Firstly,life cycle cost composition apply to super high-rise building is proposed,and GA-BP algorithm is applied to the cost estimation of the construction of super tall buildings for the first time;Then the cost of construction is optimized with the method of compressing critical paths;Finally the calculation methods of operational cost and benefit are established.What is more a dynamic optimization model for life cycle cost is proposed.The research contents in this paper are as follows:Firstly,the research steps and composition of life cycle cost for super high-rise building are proposed.And the cost detail at each stage is presented systematically in this paper.Secondly,due to the complexity of construction cost,large investment and high attention,the BP neural network which is optimized by GA algorithm is promoted to construction cost estimation of high-rise building for the first time;The GA-BP algorithm procedures which is suitable for super high-rise building construction cost is established by MATLAB;By comparing with the test results of BP neural network,GA-BP algorithm used to estimate the cost of construction of high-rise buildings is proved to be more reliable and accurate.Thirdly,the construction cost is optimized in this paper;The cost determination methods of operating period cost and benefits are proposed based on analyzing the cost relationship between construction period and operating period.;A dynamic optimization model with the optimized target FNPV which is used for super high-rise building life cycle cost is established,combining with the theory of fund time value.In order to get the optimum scheme of life cycle cost.Lastly,a case study of super high-rise building is adopted in this paper.The result of analysis indicates that,the optimal scheme is selected by using cost dynamic optimization model which is presented in this paper can save a significant expense in reasonable construction period.The rationality and economy of the cost dynamic optimization model are verified.
