With the rapid development of China’s real estate market and the continuous improvement of people’s living standards and housing requirements,it is imperative to optimize the housing program.Conventional optimization scheme is to control costs,ensure the quality,to increase profits,according to the current process of scheme optimization have been unable to meet the demand of home buyers,should change the Angle of residential project scheme optimization,redefine optimization purposes,and establish the dimension optimization.But most enterprises caused by a lack of experience,the imperfection of the preliminary work is done,determine the optimal dimension does not conform to the market,is the lack of research on its cost efficiency,lead to after the rendering of the project,the buyer is not willing to pay for it,the final project failure.Based on the current situation,this paper firstly introduces the research position,object and perspective,redefines the purpose of program optimization,and determines the optimization dimension of housing project scheme.Secondly,the cost and benefit after the scheme optimization are studied,and the incremental cost and incremental direct benefit are calculated quantitatively,and the incremental indirect benefit is qualitatively analyzed.Then the study was conducted by cost-benefit analysis and cost-effect analysis,and the results were discussed in three cases.Due to the influence of various external factors on the direct benefit,uncertainty factor analysis was also carried out and solutions were proposed.Finally,through case analysis,the theoretical research results are demonstrated.There are two innovative points in the research of this paper.First,the idea of scheme optimization is changed,and the purpose of scheme optimization is re-established.Second,based on the standpoint of real estate developers,the cost benefit analysis method and cost effect analysis method are used to evaluate the scheme optimization.
