The real estate industry is a challenging and competitive industry.With the development of society and continuous economic growth,the competition among enterprises has become more intense,while the factors affecting the real estate industry have become more and more complex.Therefore,cost management becomes especially important in today’s environment,and cost control has become the core element of enterprise competitiveness.The cost management mode of real estate enterprises is studied,and the search for the most optimal cost management method has become a top priority.This thesis takes the cost management of Project A as the research object,analyzes the current situation and problems of its cost control,and proposes an optimized countermeasure plan for the problems of the project.This thesis firstly introduces the basic situation of Project A and the current situation of cost control,explores the possible problems and causes in each stage of Project A through expert interviews,and extract keywords to standardizes the problems and refines high-frequency words,then forms a questionnaire according to the literature and teachers’ opinions,and obtains the questionnaire data of the problems in the case project through a comprehensive survey of the questionnaire,and conducts reliability analysis,descriptive statistical analysis,and exploratory factor analysis to analyze the questionnaire results and summarize six main levels: organizational structure configuration,cost management system,decision-making mechanism,bidding and procurement management,schedule control and completion and acceptance level.Then,the significant problems in each phase of the project were summarized in four stages: organizational structure to be optimized,imperfect cost management methods,division of cost management responsibilities,ineffective decision making mechanism,insufficient participation in decision making,insufficient feasibility study,bidding and procurement management need to be standardized,lack of supplier management mechanism and supervision,construction schedule management,insufficient change control management,performance assessment mechanism needs to be The main reasons for the problems are weak cost management awareness,inadequate cost management system and backward cost management methods.Then,some feasible strategies for optimizing cost management are proposed in conjunction with the project cycle.In the prior stage,the enterprise structure was adjusted and the importance of cost management planning scheme was emphasized;in the planning stage,it was proposed to strengthen the feasibility analysis and strategic planning of the project using swot analysis;the principles of bidding and procurement management were optimized;in the construction stage,some project management methods were optimized;in the closing stage,the importance of cost assessment and completion acceptance process was emphasized;and finally,for the strategies The relevant guarantee measures are proposed.Through this case,we hope to provide reference and ideas for the future development of China’s real estate projects and cost management,and to be of reference to other small and medium-sized enterprises in the field.We also hope that this will promote the healthy and sustainable development of China’s real estate industry and maintain the stable growth of the national economy.
