Research On Decision Making Of Urban Renewal Project Planning Based On Stakeholder Theory

Nowadays,China is in the stage of rapid urbanization.Scarce land resources are increasingly scarce.Urban renewal is undoubtedly the focus and focus of future urban construction in China.Notable achievements have been made in urban renewal,but the interests of vulnerable groups have been ignored.Therefore,the academic circles have launched the thinking of fair and reasonable decision for urban renewal.The purpose of urban renewal project is the social,economic and environmental benefits of the city,and the decision stage activity is the foundation of the urban renewal project,and it is very important to the successful construction of the urban renewal project.However,the decision of urban renewal lacks public participation,which leads to the unsatisfied demand of some groups,which seriously affects the final comprehensive benefits of urban renewal projects.The stakeholders,as the main body of the urban renewal activities,are also the target object,and bring their needs into the planning decision making.On the one hand,it can solve the existing problems in the decision-making process and also promote the smooth construction of urban renewal projects.Nowadays,scholars have fully realized that the construction of urban renewal projects must be involved with the stakeholders,while the stakeholder participation process has been studied,but there is still a lack of research on the decision-making process of stakeholders.Based on this,this paper will take the stakeholder theory as the basis,take the urban renewal planning scheme decision as the research object,and establish the urban renewal project planning decision model based on the stakeholder perspective,in order to provide reference for the urban renewal project construction.On the basis of combing the stakeholder theory and the literature review of urban renewal,the paper adopts the methods of literature analysis,questionnaire survey,case analysis and other research methods to study the decision making of stakeholder participation in urban renewal planning.First,the paper identifies 7 stakeholders in urban renewal projects,and analyzes the differences between the 7 stakeholders in power,contribution and risk,and makes an empirical analysis of the 7 stakeholders,and divides the three stakeholders of the core,dormant and secondary types.Two,the thesis identifies the factors that affect the satisfaction of 13 urban renewal projects,and compares the differences of satisfaction judgments between different stakeholders and studies the needs of different stakeholders.The three is to build a decision model of urban renewal project planning based on stakeholder.Using the results of stakeholder empirical research,we build a decision weight,combine the judgment of the stakeholders to the urban renewal plan,take the factors of satisfaction as the evaluation basis,and finally make use of the calculated satisfaction points.The final plan is determined by the analysis of the results.This study provides a feasible decision making method for urban renewal project planning,which can provide reference for the implementation of urban renewal project.The proposed stakeholder identification analysis can also fully understand the stakeholders of urban renewal projects and their needs.The deficiency of the paper points out that the influence of the urban renewal project on the stakeholder decision is not considered in different modes.In the actual application process,the weight of the decision should be adjusted according to the specific circumstances of the project.
