Prefabricated buildings have changed the traditional construction mode,from the extensive construction industry market to the high-end manufacturing market,which is a stepping step towards the transformation of the future construction industry.The EPC project general contracting mode plays an extremely important role in realizing the technological progress of urban and rural construction,promoting the adjustment and upgrading of China's industrial structure and the transformation and upgrading of the construction industry.In recent years,China has vigorously advocated green buildings.Prefabricated houses,which are one of the forms of residential industrialization,are green building models that have been proposed in response to national policies.However,the high cost of prefabricated residential buildings limits the prefabricated buildings.The development has become a major factor affecting the development of prefabricated residential buildings.At present,the development of prefabricated assembly is in a state of peace.Breaking the high cost bottleneck of prefabricated buildings and rapidly developing the prefabricated construction mode is an ideal state that is widely pursued in the industry.Based on the identification,comparison and analysis of the factors affecting the cost of fabricated residential buildings at each stage of the EPC general contracting model,this paper identifies the key factors affecting the cost control of the fabricated residential buildings,and analyzes the key factors.The key influencing factors are the direction that the contractor should focus on in the cost control process.This paper mainly does the following work from the perspective of the general contractor:Firstly,the key factors of the cost control of the general contractor of the prefabricated residential building under the EPC mode are analyzed in depth.Through the literature reading and expert consultation methods,the influencing factors of cost control under the various stages of the general contractor are listed,and the influencing factors are simply analyzed.Secondly,using the Interpretative Structural Model Method(ISM)based on system engineering theory to construct the analysis model of the influencing factors of the cost of the general contractor,so as to find out the key influencing factors affectingthe cost control of the contractor is the prefabrication rate of the design stage and the rationality of component splitting.And component production costs at the production stage.Finally,through the actual case,the pre-engineering rate and the rationality of the component splitting of the two key influencing factors in the design phase solved by the ISM model are analyzed,and the influence relationship between the prefabrication rate and the cost is analyzed,and the cost is proposed in proportion to the cost and the prefabrication rate.Control recommended measures;at the same time,make recommendations for the splitting of prefabricated components.Aiming at the influencing factors of component production cost in the production stage,the value engineering theory is applied to establish the component production cost optimization model,and the YX method is applied to the component production cost optimization model through actual cases,and the component production cost optimization method is explored to solve the problem.The cost of the general contractor in the production of components.
