| With the rapid development of domestic subway construction,MTR property becomes focused.The real estate development enterprise does not have a deep understanding and efficient risk management on MTR property for the simple reason that MTR property has a short history.Compared with the traditional real estate property,MTR property takes more risk,because it has longer time limit and higher investment.Therefore,MTR property risk management research is a necessary issue.On the basement of risk management theory,this paper mainly discuss the risk management on the MTR property,linking with the characteristics of the MTR property,and analysing the difference between traditional property and MTR property.Taking Tianjin TeeMall project as the research object,the paper identifies the risk factor according to the project’s surroundings.By means of AHPand Export Scorning Method,these factors have been analyzed and assessed to gain weights.Lastly,this paper has discussed preventing and controlling measures of the risk on the MTR property,including policy risk,technical risk,environment risk,economic risk and management risk. |
