Research On Control Strategy For Industrail Land In Industry Park From The Perspective Of Corporate Life Cycle

Various industrial parks such as development zones and manufacturing district are key space carriers for accelerating urbanization progress by developing manufacturing part of industry.Accordingly,the planning,construction,and management of industrial land are the core tasks for the development of industry park.However,in the rapid industrialization of the past two or three decades,the lack of control over industrial land in land management and urban planning has led to problems such as inefficient use of industrial land,mixed industrial layout,and difficulty in updating land.With the high requirements of the economical and intensive use of land and resources for ecological and civilized construction in the new era,as well as the new demands for industrial land supply for industrial transformation and upgrading,industrial parks must strengthen the management and control of industrial land,and optimize and upgrade existing control systems and methods,in order to increase Industrial land use efficiency,and optimizate the spatial pattern of industrial land.As the users of industrial land,industrial enterprises are the direct target of industrial land management and control.For the planning and management of the park,grasping the characteristics of land use evolution during the life cycle evolution of the company will help improve the forward-looking of planning,and the efficiency of management,and promote sustainable development of industrial parks.The study firstyly starts from the analysis of the basic characteristics of industrial enterprise land based on relevant theories.During the life cycle,the enterprise shows the changing behaviors of entering,expanding,contracting,and withdrawing on land use.Its land use has the characteristics of time uncertainty,spatial diversity and variability.Then the study analyzes the current status of industrial land management and analyzes the problems of the current system,such as oversupply of land,lack of planning flexibility,and inadequate management guidance.In response to these problems,the study conducts an empirical analysis of the characteristics of industrial enterprises’ land use,and obtains the inspiration from the characteristics of the land use of enterprises for planning and control.At last,the study puts forward suggestions on optimizing the management and control of industrial land from three aspects: optimizing supply management,improving planning adaptability,and improving planning management.
