Research On Controllable Detailed Planning Of Old District In Tongjiang Based On The Perspective Of Urban Design

Controllable detailed planning is the basis for urban and rural planning departments to provide administrative licenses in urban planning and management.It is a bridge connected master plan,detailed planning and design to implementation and management,which plays a critical linking role.Research of urban design through controllable detailed planning can improve the existing planning,make up control indicators focusing on land development intensity control and lacking of concern for the quality of the urban environment.In this paper,the urban design of the space environment modeling theory and methods are used to put forward the controllable detailed planning and control indicator system for Tongjiang Old Town.In this paper,the controllable detailed planning theory and practices are discussed as the research basis.The background,development process,main contents of controllable detailed planning and its role in the planning system are studied.The relationship between urban design and controllable detailed planning is clarified,that is,urban design as a way of thinking should always run through controllable detailed planning.In addition,the content and features of controllable detailed planning for the old city are summarized.This study focuses on the regulatory and guidance indicators of controllable detailed planning of Tongjiang combined with urban design.Influencing factors of controllable detailed planning are studied through analysis of geographical and environmental conditions,layout of the status quo,land development conditions and other aspects of Tongjiang old city.Land use controls are put forward by analyzing the usage,area and compatibility of the land in Tongjiang city,and land division coding and block control targets are proposed.Furthermore,the construction of the building capacity and controls are put forward from aspects of the plat ratio of the land,density and height,distance,setback,of buildings and the green land to guide the development and construction of Tongjiang old city.Combining theories and methods of physical spatial environment design,the landscape elements,open space,environmental facilities of Tongjiang are guided,and the guidance contents of shaping the street space such as street space stick line ratio,building height ratio,streetscape design and other aspects are proposed.Finally,the building design content guidance from aspects of building massing,architectural forms and color,building materials are put forward.
