Research On Quality Management Of Prefabricated Building Engineering Under EPC Mode

The rapid development of industrialization has promoted the landing,rooting and growth of prefabricated construction projects in China.The prefabricated building is different from the traditional construction process.It has the characteristics of novel technology,large amount of hoisting engineering and immature grouting technology.For these problems,relevant practitioners have been exploring the management mode of the prefabricated building.Especially in the "two sessions",the prefabricated building once again became a hot spot in the real estate field.It was mentioned by many NPC deputies,indicating that it is necessary to intensify policy,promote policy implementation,and innovate project management mode for prefabricated buildings.The research selected a representative project of a proposed talented apartment in Nanjing in the prefabricated building.Based on the exploration of the project requirements,the paper analyzed the applicability of the EPC model model(Engineering-Procurement-Construction)applied to real estate buildings.Through field and network interviews with relevant personnel of the Design Management Department,Construction Management Department,and Business Management Department of the China Construction Eighth Bureau,combined with literature review,using the grounded theory to conduct qualitative research on the influencing factors affecting the EPC model,Then the influencing factors of the three stages of EPC are analyzed to obtain the important influencing factors of each stage through the analytic hierarchy process,so as to propose the quality management measures for the design,procurement and construction phases of the talent apartment project,and puts forward the rationalization proposal for the future assembly buildings.The development provides important theoretical reference value for the quality management of the same type of project.Firstly,in the analysis of the demand for assembly technology,short construction period,low investment and high quality,a talent apartment project in Nanjing explores the advantages of the EPC project general contracting model and concludes that EPC has expanded from traditional infrastructure applications to prefabricated construction industry.And build the EPC framework for the construction of the talented apartment project of the China Construction Eighth Bureau.Secondly,through in-depth interviews with relevant departments of the China Construction Eighth Bureau,borrowing the experience of similar projects in the past,then we use qualitative research on the factors affecting the quality of prefabricated buildings under the EPC model.At the same time,combined with relevant literatures,it is concluded that the five major influencing factors affecting the EPC full-process assembly-type construction project are personnel factors,material factors,organizational factors,environmental factors and technical factors.Then,it undertakes the five main categories(first-level influencing factors)and 40 basic categories(second-level influencing factors)determined by the qualitative research,and divides the EPC general contracting model into three stages,and uses the analytic hierarchy process to study the importance of each influencing factor separately.Through the relevant practitioners,the influencing factors of the three stages of EPC are scored.The mathematical method is used to test the consistency of the influencing factors.Then the evaluation index system of the quality influencing factors of the prefabricated building engineering is finally determined.Finally,based on the talent apartment project and the identification of influencing factors and comprehensive analysis,the engineering quality management measures of the EPC design,procurement and construction phases were optimized.So far,the research on the quality of the talent apartment project has been completed from the identification of influencing factors to the analysis of influencing factors to the control of influencing factors.Through the research on the engineering quality of the talent apartment construction project,this paper puts forward suggestions for the development of the EPC project contract management mode and the assembly-type construction industry.
