Study On Obstacles And Countermeasures About Promoting Fabricated House In The Rural Areas Of Central Jiangsu Province

In 2018,the State Council issued the "Village Revitalization Strategic Plan(2018-2022)" in accordance with the overall requirements of "prosperous industry,ecological livability,rural civilization,effective governance,and affluent life",which made a comprehensive deployment of rural construction,and also brought opportunities for the transformation of rural housing construction methods.Although the scale of China's rural housing market is huge,it is still dominated by villagers' self-built houses.Due to the lack of professional participation,problems such as unreasonable design,poor living comfort,long construction period,serious environmental pollution,and lack of regional characteristics,and lack of supervision,which lead to the long-term disorder of the rural housing market.The prefabricated construction method has the advantages of high precision,short construction period,manual saving,water saving and energy saving,dry operation,and environmental protection,which can effectively improve the shortcomings of the current rural housing market in China.However,due to the existence of many constraints,prefabricated houses have not been widely promoted in rural areas in China.Considering the different natural conditions,the different customs and habits,and the large gap between the economic level and the industrial base,it is necessary to study the promotion of rural assembly houses for different regions.Firstly,this paper analyses the main types,development status,differences between rural assembled housing and traditional housing,as well as the promotion situation in some areas,and puts forward the necessity of promoting assembled housing in rural areas of central Jiangsu.Secondly,through the combination of questionnaire survey and field visits,this paper investigates the current situation of rural housing market in central Jiangsu,and collects 416 valid questionnaires,and two more typical villages were visited.Based on the collected data and statistical analysis software,the overall situation of existing houses in rural areas of central Jiangsu,the popularity of knowledge about assembly houses in rural areas of central Jiangsu,and the attitude of rural residents towards future housing construction were analyzed in detail.Based on this,the feasibility of popularizing assembled dwelling houses in rural areas of central Jiangsu Province was examined.;Then,Through literature research and expert interviews,from the five dimensions of policy,market,management,technology and location,this paper summarizes and identifies a set of obstacle factors indicators for the promotion of assembled housing in rural areas in central Jiangsu Province,totaling 30 Obstacle factors.On this basis,a questionnaire is compiled,and relevant practitioners of assembled housing are invited to score the impact degree of each obstacle factor,and a total of 228 valid questionnaires were collected.the descriptive statistical analysis and factor analysis of the questionnaire data were performed by using SPSS19.0,and the weights of each influencing factor were obtained,and screen out the key influencing factors.Finally,combined with the external environment and internal conditions of the promotion of assembly housing,and use SWOT analysis method to analyze the key influencing factors,and the related countermeasures and suggestions for promoting the assembly house in rural areas in central Jiangsu were put forward.In this paper,the basic situation of rural residential market in central Jiangsu Province is investigated in detail.The results enrich the basic information of rural residential construction market in central Jiangsu,identify the obstacles to the promotion of assembled housing in rural areas of central Jiangsu Province and put forward countermeasures,which can provide support for local governments and construction authorities in central Jiangsu Province to formulate and promote the policy of rural assembled housing.Holding and reference can also be used as the basis for enterprises related to rural assembly housing to formulate promotion strategies.In addition,the research results of this paper can also provide reference for other rural assembly housing promotion.This paper has 29 figures,45 tables and 110 references.
