| With the acceleration of urbanization and the rapid development of the construction industry,the problem of the rapid consumption of human resources and earth resources and the destruction of human ecological environment has become increasingly prominent.In order to ensure that the urban construction industry can operate well in a sustainable environment,it has become an urgent task to study and actively develop green buildings.Based on the relevant theories of green building,this paper takes the environmental benefits of green building as the research object,and analyzes the factors influencing the environmental benefits of green building from the perspective of cost and benefits.With the help of BIM technology and the use of Autodesk Revit software,a BIM building information model that can reflect the environmental benefits of green buildings is established,and a green building of a commercial plaza apartment building is taken as the object of empirical study to simulate and analyze the environmental benefits of its whole life cycle.The main research results are as follows: identify the main components of environmental benefits of green buildings,analyze their incremental costs and benefits,and determine their evaluation indexes.From the perspective of the whole life cycle,it is analyzed that the whole life cycle cost of green building mainly consists of planning and design cost,construction and construction cost,maintenance and use cost and recycling and scrapping cost.Based on researches in the benefit of green building,green construction according to the dominant and recessive benefit for stripping,and recessive divided into environmental benefits and social benefits,finally based on the research of the environmental benefits,according to the theory of "four a green" categorize to its composition,analysis of the green building environmental benefits by the land environment,energy conservation and environmental benefits,water environmental benefits,materials,environmental benefits and indoor environmental quality in five aspects.Through the analysis of the cost and benefit of green building,the incremental net present value,incremental investment payback period,incremental internal rate of return and benefit cost ratio are determined to be the evaluation indexes of incremental cost and benefit.Taking a apartment building as the object of empirical study,a BIM model for energy consumption simulation of environmental benefits of green building is established,and its environmental benefits are simulated and analyzed.Taking a apartment building as the object of empirical study,by acquiring relevant information and parameters,the BIM model of the project’s energy consumption simulation was established by using Autodesk Revit software,and the data was exchanged by using Autodesk Ecotect Analysis software to analyze the environmental benefits of the building.Through to the outdoor environment,building energy consumption,building,building materials used in the utilization of water resources and the analysis and measurement of the indoor environment,it is concluded that the construction of the incremental cost is mainly composed of land quality and outdoor environmental quality,energy saving and energy use,water saving and water resource utilization and indoor environmental quality in four aspects,and calculated in view of the above four aspects to take corresponding measures and the incremental cost,finally it is concluded that the environmental benefits of this project results: incremental net present value of this project is 672000 yuan,the incremental investment payback period is 5.17 years,internal rate of return is 11.66%,benefit cost ratio of 1.94.The results show that the project has good environmental benefits and economic benefits. |
